As you begin working with a Nashville property management company, you may be wondering how often you’ll hear from your management team. 

Every property manager delivers their services differently, but here’s what you can expect when you work with Omni Realtors & Property Management: We value communication and we’re responsive and accessible. However, we won’t bother you every single time something comes up at your property. 

You’re trusting us to take care of your investments, and that’s what we’re going to do. You can expect to hear from us when we need you to make a decision, or when there’s a large expense that needs your approval.

Communicating Transparently about your Nashville Investment Property

It’s important that you share your expectations with your property manager before you sign an agreement and let them lease and manage your home. We’ll talk to you about how often you need to hear from us. Most of our investors don’t want regular updates. They expect us to do what we do best, and they’ll check in through their online portals when they need to.

Some of the new landlords we work with, however, need a bit more reassurance. They might call or send emails every few weeks to see how things are going. 

Let us know what you need in terms of communication. We’re always available, but we won’t overload you with information unless you feel you need to know specific things.

We invest in great technology, which keeps our owners and investors informed without having to call us every day. We don’t have to send a message to you every time rent is paid or an inspection is conducted because all of that information is loaded into one single place: your online owner portal. 

This portal gives you access to almost everything you need in terms of the way you property is being managed. All you have to do is log on, and you’ll have immediate access to lease documents, inspection reports, and maintenance invoices. You can see when rent was paid by your tenants and when that deposit hits your own account. You can track income and expenses and download or print accounting reports and financial statements.

Hands-Off Investors Have Better Experiences

Do you think of yourself as a landlord or as a real estate investor?

Landlords are typically more hands-on. They want to be as involved as they can in the day-to-day details of their rental property. Investors, on the other hand, understand that their Nashville property managers are the experts when it comes to things like marketing a rental property, showing that home, screening tenants, and responding to maintenance. True investors don’t care to or don’t have the time to keep up with their rental properties and their tenants every day. 

We will always contact you if there’s a new tenant moving in, an upcoming vacancy, a maintenance emergency, or an expensive repair that is needed. We’ll check in at lease renewal time and during turnovers, when it might make sense to make some updates and upgrades.
